When you are trying to decide on a QS to do your depreciation report ask the following questions as well as getting a quote:-

1. Does a QS do all the technical work including the inspection?
2. Ask for your QS's experience.
3. Does he specialise in depreciation?
4. Which method does he use? ("cost in place" or "cost to the taxpayer")
5. Ask for references from accountants who specialise in property

Not all QS depreciation schedules are the same. Far from it, they are vastly different. They range from very generalised estimates of a typical property from on line services, signed off only by a QS, to comprehensive reports to maximise your claims. It depends on the amount of time they are prepared to spend on your property and the professionalism of the QS.

I specialise in depreciation. It's all I do. While you may save $50- $100 on a cheaper quote, you could lose thousands of dollars of tax deductions every year from a very average depreciation schedule.
